McLaughlin Properties evolved from McLaughlin Brothers law firm’s expertise in real estate valuation, problem solving, financing and permitting. For 100 years, McLaughlin Brothers law firm has been recognized as the premier Massachusetts real estate valuation firm for owners who have had their property taken by eminent domain. As a result, McLaughlin Properties has a deep understanding of all legal, permitting, title, environmental and financing challenges facing real estate developers and investors.
Armed with this experience, McLaughlin Properties seeks to acquire and reposition properties with financial, legal, physical and financial challenges. For the past 20 years, we have used our unique skill set and developed strategic partnerships to acquire a variety of residential, office, apartment, retail, lab and industrial properties.
Our Strategy
McLaughlin Properties is a value added investor that targets properties with substantial legal, environmental and financial challenges. Once an acquisition opportunity is identified, McLaughlin Properties uses its network of experienced real estate professionals to help solve the challenges of the particular property.
In one situation, we purchased a bank note at a deep discount because of the lender’s concern about environmental issues. When the borrower filed for bankruptcy protection, we used our trial skills to obtain relief from the automatic bankruptcy stay, foreclose on the property and obtain ownership. In another instance, we acquired a property that was surrounded by decadent blighted properties and convinced the municipality to form a redevelopment authority and an urban renewal plan so that the surrounding properties could be acquired and repositioned in a timely and orderly fashion.
During the great recession of 2009-2011, we acquired approximately 50 properties with uses ranging from residential to sand and gravel pits and a transfer station on a railway, using our contacts and permitting skills to increase the garbage taken out of state by from 10 tons to 650 tons per day. We focus on well located properties with challenges that force traditional real estate developers/investors to shy away and use our skills to solve the challenges and reposition the asset.
